The design drawings and outline specification will be developed in consideration of the proposed phasing of works (if any) and the buildability strategy for the project. The Design Team are to ensure that the deliverables especially the M&E Design are completed at this Stage.

The detailed design should aim to finalise the functional relationships, areas, principal building systems and specialist systems (if any) at its conclusion.
Conclusion of the Detail Design shall ensure the business case, cost plan and design proposals have been reconciled and are consistent.

The Project Design Team is to take into consideration College policies and requirements:

  • Architecture Standards
  • CAD Strategy
  • Components - Building Fabric
  • Components - Mechanical and Electrical
  • Safety Department Policy Statements 
  • ICT Network standards
  • Estate Facilities Requirements 
  • Building Engineering Services Particularly Requirements 
  • BIM

The Design Team shall also identify and prepare a schedule of all regulations and standards applicable to each of the proposed design solutions.

The design deliverables for the detailed design process will typically be as follows for each design solution under consideration:

  • Architectural

  • Mechanical and electrical engineering

  • Site plan (1:500)
  • Floor plans, Sections, Elevations in an appropriate scale (Scale 1:100, 1:50, 1:20, 1:10)

Coordinated design

At the conclusion of Developed Design Stage 3 the functional relationships, associated process flows, building areas and volumes, planning and structural grids and principal building systems will have been fixed and developed sufficiently to allow for the preparation of an elemental cost plan.

The Design Team will include in the developed design the extent of fixtures and fittings which the detailed specification will nominate.

Production Information

At this stage, the production of detailed drawings and specifications is required for contractors and suppliers tendering / pricing purposes.

Project design reviews shall be held during the Developed design stage.

The Project Manager is to arrange Engineering Review Meeting (ERM) and a presentation of the Stage 3 Developed Design to the Technical Adviser Group (TAG) meeting. A draft Stage 3 report is to be issued prior to the ERM and TAG review meetings to the group members. The final report is to be issued at the completion on the Stage.
